Position Overview
Responsible for the day-to-day operation of our property portfolio consisting of 7 buildings across UK and Ireland.
This includes, but is not limited to, the management of all services provided to all sites. Building services and energy at The Peninsula and all other supplementary services such as Lift Maintenance, External Maintenance, Structural and Building Fabric Maintenance, Internal Repairs, Redecoration and all related Statutory Compliance.
Responsible for Contractor Management and all health, safety, environmental monitoring, and compliance for both properties. This includes monitoring contractor performance against key performance indicators, ensuring services remain value for money and where possible exceed expectations and also benchmarking against other service providers.
Setting out the standards of workmanship expected from all service providers and ensuring service excellence and adherence to our Health and Safety Rules for Contractors, Site Rules and Emergency Procedures.
Monthly Meetings with our main service providers, Maintenance, Security and Cleaning to review performance and also discuss improvements and innovations. Regular meetings with our site teams to ensure everything is kept on top of at both sites, and internal tenants’ meetings.
Agreement on the Planned Preventative Maintenance strategy for both properties and includes Life Cycle Analysis of plant and equipment on both sites with forecasting to anticipate major plant refurbishments or replacement. Control of Permit to Work, Site Inductions, Risk Assessments and Method Statements.
Lead on our carbon reduction strategy across the estate and improve our EPC rating for our wholly owned buildings.
Key accountabilities and objectives
- Ensuring building remains operational and building services providing correct equipment
- Maintaining building compliance is always up to date across all our portfolio
- Ensuring the Health and Safety for all occupants and visitors
- Point of contact for all tenants and building users
- Engage with all relevant external agencies
- Manage all repairs and maintenance
- Own the building disaster recovery plan and business continuity plan
- Keep the building operational 24/7
- Ensure the service providers maintain and exceed their KPI’s
- Manage the lifecycle budgets
- Manage the operating and maintenance budgets
- Manage the annual service charge budgets
- Coordinate the external risk assessments, audits and reviews
- Take the lead in the building related elements of ISO450001, ISO270001, ISO 50001 and ISO 140001.
- Manage the energy usage and increase our EPC rating.
